me. It's important to me that they don't feel chained to a desk, beholden to
some sort of scheme of the week or thrown to the wolves. Just the opposite. I
started TexasRealtyPros.com so that real estate professionals can achieve their
goals quickly and easily and without the overhead of old fashioned and outdated
real estate offices.
Figuring Out What Went Wrong In Real Estate
Most real estate agents begin by taking classes at a large real estate school.
It just so happens that school is also a brokerage, or is at least strongly
affiliated with a number of larger named brokerages in the area. I hope you
don't think they hold these classes and broker real estate deals as a
service to you! Many traditional and old fashioned brokerages have a large
number of agents. However, if you were to talk to every one of those agents, you
would find out most of them don't really have consistent business – or any
business at all! In fact, most were earning incomes less than what they could
have earned chained to a desk in a cubicle working for someone else all without
the high costs of having the pleasure to rent a desk from the broker. You will
also be surprised to learn that most of the agents aren't even that good at
their job! They lack one or more of the many quality traits one needs to be a
success at real estate; they don't work hard, they're pessimistic, they don't
network or market their services, they don't understand the current market or
worse, they just are unfriendly people.
Most of the agents in the larger brokerages figured out what when wrong in their
careers by falling down over and over again. Many large brokerages have
stringently structured offices. Let's take one painful example: Many large
brokerage firms require agents to work “floor duty.” If you don't know what
floor duty is, consider yourself lucky. Floor duty means you sit at a desk for a
few hours and answer the phone. Your primary duty is to route agent calls to
their desks or cell phones. You are told by the broker that floor duty is a very
good tool for your career (and pocket book). After all, you get phone calls from
“new leads.” However, most of the phone calls are not high quality leads.
They're people interested in everything from free appraisals to individuals who
have no intention to move anytime in the next year. After all, a good sales
person is more productive when they are out in the field and not when
they are sitting a desk.
A bigger problem is complete lack of training and mentorship. You learn as you
go. They may teach you about specific form, or how to use MLS or their own in
house computer software, but beyond that you are left to fend for yourself.
Worst of all, you pay a steep rent just to go to work every morning.
How an Old Fashioned Makes a Living (On Your Back!)
Many traditional brokerage firms will charge you an arm and a leg just to sit
down in one of their uncomfortable chairs and answer the phones for hours on
end. Commission splits, desk fees and more all add up. These fees vary from
broker to broker, and I cannot claim to represent all of their practices in one
article. Most old fashioned brokers will charge you a desk fee. These fees can
rage anywhere from $250 to $1000 per month! At this rate, most agents, without
leads, training or any business, will flounder and go broker paying for both
their house AND a desk (at similar amounts every month, mind you!) and pack up
and leave the world of real estate for ever.
Have you ever been to an old fashioned real estate office? You will usually find
a bullpen of IKEA quality desks, half of which are vacant and accumulating dust.
“Why,” you might ask yourself, “does this desk cost $25 per day, when the one
next to mine is empty?” Imagine this practice in any other industry! Imagine
going to work at a conventional job, earning a salary and then being charged a
percentage of it just to sit down while you work! It's crazy and it resembles a
pyramid scheme more than a respected way to do business.
Next, we have commission splits! In addition to that desk fee, you may be as
high as half of your commission. After taxes, this may very well mean you
only get to take home less than a third of your very hard earned money.
Some brokers will charge lower commission splits, but with those, the desk fee
usually shoots up significantly. Again, this seems wrong! You do all the work,
and the broker gets all the money!
Finally, many brokers have figured out how to squeeze some extra money out of
their agents. Sure, signs, business cards and lock boxes aren't free, and no one
expects that, but brokers have found new and creative ways to nickle and dime
agents. For example, I recently learned that one big name broker charges a
“transaction facilitator fee” of $350 per sale, and $150 per lease. Essentially,
this is money that goes to a member of the office staff for filling out forms.
Sure, that may sound like a good idea, but what do those desk fees and
commission splits pay for if you have to pay an additional fee every time you
make a deal?
A New Way to do Things
One thing you will learn about me is that I love to innovate new ideas. My goal
was to take the advantages of working with a large name broker like Re/Max or
Garry Greene and combine it with the advantages of working with a smaller,
independent broker. When I received my broker's license, I knew I didn't want to
be like the old fashioned brokerages, but I wanted to have just as many listings
and just as high of a brand identification as they have. I found many of the
procedures that the larger companies use to be outdated and silly. You have to
understand most brokers truly believe the sole purpose of having agents is to
build a better brand for them by promoting the company name and logo. The well
being of the agent arrived in a distant second place. My goal was to create an
agent-friendly brokerage where the company and the agent could be business
partners, and not subordinates.
I strive to give honest and hard working real estate agents a brokerage where
they could keep 100% of their commissions, realize a high income, or
alternatively maintain a successful part-time real estate career. That brokerage
